Top tips to finding your next home

Finding your next home, whether you are a first-time buyer or a seasonal mover, can be as exciting as it is daunting. Our top tips to start moving below should help to make your next move as smooth and enjoyable as possible.

First things first – sort out the money

Before you can start looking for property, you need to consider how you will pay for it. Unless you are a cash buyer, it will almost always involve arranging a mortgage. It is sensible to talk to a “whole of market” financial advisor who will be able to assess and advise on what you can afford to borrow and will help you to make the application. Asset Plus Mortgages, based in Burnham High Street, have an excellent reputation for service, product availability and for looking beyond the obvious when getting you the best deal according to your circumstances. This can be hugely important when you start your property search as agents and sellers will take you more seriously if they know you have sought advice, know what you can borrow, and ideally have an agreement in principle from the lender. Remember also to budget for the costs of moving: legal fees, stamp duty land tax, removal costs and so forth.

Identify what is you want your home to give you

What is important about your next home? Do you need to be neat a school, station or workplace? Do you need parking? And be honest, you may think you want four bedrooms however you may only need three. Being clear about what you need will help your agent find the right property for you. The team at Cameron King are very adept at coming up with properties which at first you might think unsuitable but which actually are ideal. You would be amazed at the number of people who end up buying a dream home that is completely different from what they originally looked for!

Get your own property on the market

This needs to be done almost at the same time as tips 1 and 2. Not having your property on the market can be a recipe for disappointment. If you own home is not for sale and you find your ideal purchase, you will be unlikely to secure it quickly if you have not started the ball rolling on your own property. More importantly, knowing how much you can take from your existing property to put in the new one is important when establishing your buying budget.
